I bought this book used but it was in great condition thanks to "BigHeartedBooks" who delivered as promised. Simply thumbing thru this book I know it was worth the investment. Probably never going to let it go at any price. Grab a copy while you still can...
I read this book cover to cover, 600 +/- pages! It was dry reading, but so full of info that I couldn't put it down. Includes detailed information on virtually every different way to finance real estate, whether you're buying, selling, trading, leasing to buy, etc. I will keep this one handy for a long time. After I was done, I felt like I had taken a college class. It also works really well as a reference, pulling whatever relevant information you need at the time.
Despite the age of the book, it covered all relevant material for finance subjectively, allowing the reader to decide what direction to apply finance to his/her real estate deals.
Cummings delves into the creative methods through which to finance real estate transactions. His level of detail and consistent use of examples makes this a great book for self-disciplined investors who are willing to learn financial terminology and apply it to their business dealings.
This and Landlording, by Leigh, are my two fave's so far as a real estate investor. This one tends towards overkill with many, many examples but other readers may want that more than I did. There are one or two strategy recommendations I disagree with rather heartily, but it's clear, pretty much accurate, and very readable. The no-nonsense writing reminds me a bit of T. Dallow or J. Reed, both also recommended.
Great book for the beginner and the advanced...The author cuts to the chase and provides useful examples.....Well worth having for if you plan on entering the world of Real Estate

I'm novice investor just starting out in the real estate investment field. Mr. Cummings book really helped me understand the concepts of effective real estate finance. I used his book when I was faced with a recent investment opportunity. Mr. Cummings book helped me more than the other books I've read. If your starting out in real estate investment. This book will help you if you read it thoroughly, keep an open mind, and adapt the information you learn to your real estate investment opportunities.
