I bought this book used but it was in great condition thanks to "BigHeartedBooks" who delivered as promised. Simply thumbing thru this book I know it was worth the investment. Probably never going to let it go at any price. Grab a copy while you still can...

I read this book cover to cover, 600 +/- pages! It was dry reading, but so full of info that I couldn't put it down. Includes detailed information on virtually every different way to finance real estate, whether you're buying, selling, trading, leasing to buy, etc. I will keep this one handy for a long time. After I was done, I felt like I had taken a college class. It also works really well as a reference, pulling whatever relevant information you need at the time.

Despite the age of the book, it covered all relevant material for finance subjectively, allowing the reader to decide what direction to apply finance to his/her real estate deals.

Cummings delves into the creative methods through which to finance real estate transactions. His level of detail and consistent use of examples makes this a great book for self-disciplined investors who are willing to learn financial terminology and apply it to their business dealings.

This and Landlording, by Leigh, are my two fave's so far as a real estate investor. This one tends towards overkill with many, many examples but other readers may want that more than I did. There are one or two strategy recommendations I disagree with rather heartily, but it's clear, pretty much accurate, and very readable. The no-nonsense writing reminds me a bit of T. Dallow or J. Reed, both also recommended.

Great book for the beginner and the advanced...The author cuts to the chase and provides useful examples.....Well worth having for if you plan on entering the world of Real Estate

I'm novice investor just starting out in the real estate investment field. Mr. Cummings book really helped me understand the concepts of effective real estate finance. I used his book when I was faced with a recent investment opportunity. Useful info-like many reviews on line I was contacted out of the blue for an interview (I go to Harvard, which is all the phone interviewer seemed to care about). Not thrilled about the locations (they all seem like boring places with long commutes). But the salaries online seemed decent. The warehouse tour and the people I interviewed with seemed like the book described-they all had really strange and depressing attitudes. This book definitely helped with the interview-but not sure it's for me. But maybe I'll try it. I need to think about it. Big commitment.

Given the fact that very few information regarding this interview can be found online, this book is a true gold mine. It gives answers to all the essential questions one might have about this process. More over, it also talks about the job descriptions, the company's vibe and work flow. The author gives great insight regarding the management hierarchy and casts light over all the negative online comments. Great read and lots of useful and relevant information!

The book is short and to the point-it tells you how to get a job at McMaster and what it is like to work there. Although it did not include any salary information it did comment on the negative reviews about the company. The author enjoyed his time there but clearly demonstrates how this is not a company/program for everyone. I haven't started working there yet, so I can't comment on the accuracy of the description of the work culture but I did get an offer (yay!) and the interview process was very similar to what the author described. Since I couldn't find any information on the company, this really helped me (they ask you about the company during the interview process).

I got a random text from a recruiter from mcmaster carr. I was sort of weirded out since I don't remember applying there. The recruiter wanted to schedule a phone interview, which I agreed to (in about a week). I bought this book because I didn't know anything about mcmaster carr or the industrial supply world. I will update this review after my phone interview, but at least I know more about the company. How can I go into an interview and not understand a company?!

Wow. This really brings back memories (or nightmares, really). I can't believe they still do the warehouse walk around interview thing. The most useful info in this book is knowing to ask questions during the walk-through. They love that. I used to have to conduct interviews and we actually had to comment on "inquisitiveness" of applicants and whether we thought they were "the right fit" for the company (meaning, the type of person that follows orders without question and doesn't mind constant stress.

Helpful, but a little one-sided

This book is very short and can be read in under an hour. Given the limited content, the price is excessive. Much of the content consists of the author’s analysis of a comment left on one of the job review websites, where a reviewer describes McMaster Carr as a place with intelligent people trapped in a toxic and uninspiring work environment due to their desire to earn the supposedly exceptional wage and job benefits that McMaster Carr offers. The author agrees with this assessment. The author's own work consists of generalizations about the work environment that are not supported by any evidence, so it's up to you if you want to believe him (he alleges people there had panic attacks, did not greet each other in the hallways, lived in paranoia of being fired at any given time). While painting an otherwise horrible picture of McMaster Carr, the author claims that there are some people who will thrive in a management role with the company. These people are those primarily interested in making money, willing to obey orders without question or critical thought, and who will not feel bad about firing people.

This is a massive hybrid work that tells the personal human story of the Revolutionary Soviet elite. The book is centered around the story of the massive housing complex in Moscow built for the elite around the time of the first five-year plan (around 1930). But the book doesn't limit itself to that scope. It looks both forward and back at the lives of those who lived there. One of the very best parts of the book is the coverage of these people's lives *before* the 1917 revolution.The book is difficult to classify as a work. What makes it so interesting is that it able to be many things at the same time. Its a grand literary narrative of a large set of people in war and peace. Its a cultural and political history. It attempts to study and draw conclusions about a political system based on close study of those who led that system. It has grand diversions into literature, religion, russian intellectual history and all sorts of other matters. Its length and its tendency to cross so many traditional lines makes it exceptionally interesting but difficult to review. Its a book that could be reviewed in many different ways.The book humanizes and explains the old party members better than any other work I can think of. He presents the revolutionaries as a millenarian movement of true believers. The old world was going to end and they were going to build paradise. One of the great strengths of the book is that it is a showcase in the difficulties involved in building a utopia. The pre-revolutionary strengths of the movement immediately turned into weaknesses once the Civil War was over.They promised more than any revolution could deliver. Their stark dualist philosophy and discipline, which served them well as an underground movement, failed them once in power. The movement lacked any capacity to operate in a democratic fashion. It had no ability to accept dissent. Worst of all, the whole system was built on a lie. The lie that the revolution had brought utopia. Rather than being the product of one ruthless man, Stalinism seems within the context of the book to be the inevitable outcome of the system. If not Stalin, one of the others would inevitably have done something very similar.The impression I got from the book was that for all the evils of Stalinism, the country might have suffered even more if the revolutionary far left had come to power. Where they were different is that they really believed in abolishing the entire existing structure of life. They wanted to sweep away marriage, children and family life. The author's religious analogy actually works in this case in that if their ideas had been implemented, it would have been like throwing the entire country into a monastery. Everyone would have been put in Monk's cells with everything being communal. Pol Pot and the Khmer Rouge came closest to actually making that model real with all the well-known consequences. I came away seeing more clearly what a dramatic change Lenin's NEP was for the true revolutionary faithful and how it created splits within the party that were eventually only resolved through the purge trials.There are parts of the book that tend toward excess. For example, he launches into an incredibly long intellectual diversion into the question of the Bolshevik party *as a religion*. Dealing with the question, he launches into a rambling history of nearly every religion in the world complete with lots of personal opinions an interpretations. An argument that should perhaps have been done in one or two pages consumes far, far more. The book is well over 1000 pages. Everything in the book is interesting, but not everything advances the core narrative of the book. There is a difference between telling a story and presenting an archive of material. His fault is tending on occasion toward the latter.I don't think the book is too long for the tale it tells, The problem is more that the "tree" needed to be pruned. The narrative needed to be tightened up. At certain points in the book, someone needed to ask how certain material was advancing the narrative. But the book is so good and the material on many occasions so interesting that I find it difficult to fault it much. Certain matters should have been included in perhaps extended appendix sections where they could stand alone as diversions into topics rather than interruptions of the narrative.This is not a "light" read. Its incredibly long. Its very dense. It expects a great degree of familiarity with Russian and Soviet history in all its aspects (political, historical, religious, cultural, literary, intellectual and more...) I personally found it very rewarding as a read. But reading it is a commitment and its not going to be for everyone. Its also not a comprehensive picture of Soviet society. Its narrowly focused on life at the very top of society and tending toward the stories of the true-believer party members.What the book ultimately was to me was the story of a political tragedy. It showed how the organization of a political movement and its ideology out of power impacts its ability to rule once in power. It shows very clearly the price of fanaticism and ruthlessness in politics. As well, it shows how important it is for a political elite to believe in the system they are running. The book shows quite well how the pre-revolutionary dedication to the political vision died out after the first generation.Again. This is a book that requires a large amount of knowledge going in and a commitment on the part of the reader. It will not be for everyone.

For Rulers: Priming Political Leaders for Saving Humanity from ItselfThis is a very unusual book exploring depth-dimensions of the Soviet Union which are neglected by most of the discourse on Communist Russia. It does so by discussing the fate of high-level Communist officials (see partial list pp. 983-994) who lived for some time in a special “Government House, together with analysis of main writings which reflected elite thinking..Insights stemming from the book include, among others, the following:1. Russian Communism was in many respects an apocalyptic millenarian sect. Much of the Nomenklatura was exhilarated by taking part in what they regarded as creating a new civilization and believed in its mission (though personally seeking and often achieving a high standard of living).2. The Communist regime failed to pass on its doctrine to the children of the ruling elite. These read Pushkin and Goethe, not Marx. As put by the author: “Revolutions do not devour their children; revolutions, like all millenarian experiments, are devoured by the children of the revolutionaries” (p. 955).3. The “masses” constituted material to be shaped and used by the ruling elite, without any traces of a “dictatorship of the proletariat.”4. The hegemonic Marxist ideology was based on the basic fallacy that changing material conditions will produce a new kind of humans: “Focused on political economy and ‘base’-derived sociology, Marxism developed a remarkably flat conception of human nature. A revolution in property relations was the only necessary condition for a revolution in human hearts.” (p. 952).5. Therefore, unavoidably, “Bolshevism, unlike Christianity, Islam, and a few other millenarianisms, was a one-generation phenomenon” (p. 943).This book is essential reading for all interested in the history of the Soviet Union and of radical revolutions in general. He received his B.S. in Mechanical Engineering and Engineering Science from the University of Massachusetts and his Ph.D. in Materials Science from Cornell University. This book is essentially a collection of many short stories based on individual interviews. The individuals range from generals of the very top in Allies and Axis, to middle leaders in the action, and all the way to privates on the ground on both sides. It is an amazing telling of details about D-Day from its planning, preparation to execution on land, at sea, under water, and in the air. You get to read about very personal perspectives that are usually invisible in historical event of such astronomical scale. Through that, I found myself get to know not only the personality, but character of the people of that generation. It is a very inspiring experience.There are also many dramatic moments that makes you wonder differently how the world actually operates. For example, a young French girl was running for safety in the midst of Allies naval shelling, where only a few miles away at the beach, a young American soldier who was struggling to get through the killing zone would meet her and eventually became her future husband. Another example, a few Korean in German uniform were captured by American paratroopers in Normandy battle. Why would they be there? It turned out these young men were drafted into war by Japanese to fight Russians; captured by Russians to fight Germany in Eastern front; captured again by Germans to fight Americans in the Normandy. It was an incredible story of survival and fate by itself to research on separately.Also discussed are innovation such as various landing crafts by Higgins, special wedge for Sherman tanks to break out of Normandy hedgerows, and interesting British invention of obstacle clearing vehicles and DD tanks, etc.. And if you like strategies, there are many intriguing stories on how each side trying to fool each other for the best advantage.I picked the slightly more expensive version with photos, and found it well worth it. The photos add to more vivid impression of what is described in the context. Photos look better though on a larger tablet. Overall, this is a book I am so glad that I have come across.

I first read this book 20 years ago when it first came out. It gripped me to the core. I would read 100 pages a day and not want to put it down. It gripped me the same now as it did then. This is an amazingly detailed view of the Allied buildup, training, crossing, and landing on the Normandy beaches. The detail of the Omaha Beach landings is the most prevalent part of the book, told from the perspective of the grunts who did the fighting. This is definitely focused on Omhah Beach, but there is plenty of good information on the other four beaches as well as the Airborne operations. Excellent reading. Put this in your library, you will not be disappointed.

I've read several of Mr. Ambrose's books and they do what popular history needs to do in the best way possible. Without being didactic or overly academic and detailed, Mr. Ambrose conveys both the strategic and tactical objectives sought on D-Day, peppered throughout with excerpts from oral histories of those who were there to keep the reader involved on several levels.As a war history buff, I bounce between scholarly works and popular takes on any given subject in order to gain an overall narrative into which the deeper studies can then be fitted. I think Stephen Ambrose is an excellent source for such narratives, and this one I went through quickly and with great enthusiasm.Having visited Normandy just a month ago, it was a particular joy to actually be able to put place names in the book to those villages, bridges, and beaches I had visited.Well worth the time!

I have read many reviews from other readers that complain about the story jumping around, not enough German perspective.There were so many people involved and quoted, the story can at times be confusing. By slowing down a bit it reads just fine.I think there is plenty of German inclusion, keep in mind this book is absolutely written from the American and British perspective.If Ambrose were German I would expect otherwise.I learned a tremendous amount of info reading this book giving me a different perspective of the politics and decision making process to go.

I work for the airlines so was able to hop on a flight to Paris, drive four hours to Normandy all with Ambrose's book in tow. Started at Utah Beach and worked my way down the coast. His book was my bible and brought everything to life. Accurate to a "T." It brought that harrowing invasion to a new found realization. A 'must read' for anyone who ever plans to go there. His stories, coupled with historic markers, museums and displays made an indelible and lasting memory of a trip of a lifetime. What a memorial to those who were there, and a reminder to those of us living.

It is a long book (583 pages); however, it's worth the effort. I read it in preparation for a trip to Normandy in the fall. Generally, I'm aware of what happened on D day; however, I was unaware of the details. This book filled in all the gaps. It gives a good description of everything from Utah Beach on the right flank to Sword beach on the left.As with his other books, Ambrose provides a good description of the big picture, I.e., the strategic view as well as what is going on at the foxhole level. This book helps the reader get at least a hint of what was going on during that momentous day. We sometimes lose sight of the fact that events like this are made up of the thousands of actions of individuals. The author helps us see that and see how it all fits together. For anyone who truly wants to understand what happened on D day, there is no better source than this book!
